Terms of Use
Version 2026-10-15 · Effective 2026-10-15
These Terms of Use ("Terms") are an agreement between you and StrataVoices ("we", "us"), the operator of StrataVoices (the "Site"). By creating an account, or by posting, commenting or uploading anything, you agree to these Terms. If you don't agree, you may still read the Site but may not create an account or contribute.
1. What the Site is, and isn't
The Site is an independent forum where strata and condominium owners and residents discuss their buildings. It is not affiliated with, endorsed by or operated on behalf of any strata corporation, strata council, property management company, developer or government body.
Content on the Site is the opinion of the individual who posted it. Nothing on the Site is legal, financial, engineering, insurance or other professional advice. For advice about your situation, consult a qualified professional, a strata owners' association, or the Civil Resolution Tribunal.
2. Accounts and eligibility
- You must be at least the age of majority in your province or territory (19 in British Columbia) to create an account.
- You must give a valid email address, keep your password secure, and are responsible for everything done through your account.
- One account per person. Don't create accounts to evade a suspension or to make it look like more people agree with you.
- Your username is public. Your email address is not.
3. You are responsible for what you post
You are solely responsible for your posts, comments, photos, files and group or property listings ("Your Content"), and for any consequences of publishing them. By posting, you confirm that:
- statements of fact in Your Content are true to the best of your knowledge, and opinions are presented as opinions;
- you have the right to share it, including any document, photo or report you upload; and
- it does not break these Terms or any law.
Content on the Site is public. Anyone, including your strata council, property manager, neighbours and search engines, can read it, and it may be copied or archived by others before it is removed.
4. Content rules
You must not post content that:
- Reveals personal information about anyone else, such as names of individual owners or residents, unit numbers, arrears or lien details, contact details, health information, licence plates, or photos in which a person can be identified, unless that person has agreed. Public officials and council members acting in their official role may be named, but not their personal information.
- Makes false statements of fact about an identifiable person or business, or accuses anyone of a crime, fraud, dishonesty or professional misconduct without a factual basis you could stand behind.
- Contains legal advice given to a strata corporation (for example, a lawyer's opinion letter to council), or other material you know to be privileged or confidential.
- Discloses information you received confidentially, for example as a current or former council member or as an employee or contractor of a management company.
- Reproduces someone else's work in full without permission, such as complete engineering reports, contractor bids or depreciation reports written by a third party. Summaries and short excerpts for discussion are encouraged instead.
- Harasses, threatens, intimidates or demeans anyone, or promotes hatred against an identifiable group.
- Impersonates anyone, including a strata council, property manager or another owner, or misrepresents your affiliation.
- Is spam, advertising or solicitation (including unsolicited promotion of contractors, managers or services), or contains malware.
- Is otherwise unlawful, or encourages anyone to break the law, a court order or a Civil Resolution Tribunal order.
When sharing strata documents (minutes, budgets, notices, levy proposals), redact personal information first. The community rules page gives practical examples.
5. Licence to your content
You keep ownership of Your Content. You grant us a non-exclusive, worldwide, royalty-free, transferable licence to host, store, reproduce, display, distribute and adapt Your Content (for example, resizing images) for the purpose of operating, displaying and promoting the Site. This licence ends when Your Content is deleted from the Site, except for copies kept in backups, moderation records, or where we are legally required to keep them.
6. Moderation
We do not review content before it is published and have no obligation to monitor the Site. We may, at our discretion and without notice, hide, remove, refuse or limit any content, group or property listing, and suspend or close any account, including for reasons not listed in these Terms. We are not required to explain moderation decisions, though we try to. Removing or not removing content is not a statement that we agree or disagree with it.
7. Reporting content and removal requests
Logged-in users can use the Report link on any post or comment. Anyone, with or without an account, can use the removal request form or email gparker-projects@gmail.com. Please include a link to the content and explain why it should be removed. We aim to review requests within two business days and may hide content while we assess it. Knowingly false or abusive removal requests are themselves a breach of these Terms.
8. Your identity
We do not publish your email address or reveal who you are to other users. We may disclose account information if required by law, a court or tribunal order (including an order to identify an anonymous poster), or if we believe in good faith it is necessary to prevent harm to someone. Where we lawfully can, we will try to notify you first. See the Privacy Policy.
9. Advertising
The Site shows advertising, including ads served by Google and its partners. Advertisers do not influence moderation, and an ad is not an endorsement by us. Your dealings with advertisers are between you and them.
10. Disclaimer
The Site is provided "as is" and "as available". To the fullest extent permitted by law, we make no warranties about the Site or any content on it, including its accuracy, completeness or availability, and we are not responsible for content posted by users.
11. Limitation of liability
To the fullest extent permitted by law, we are not liable for any indirect, incidental, special, consequential or punitive damages, or for any loss arising from content posted by others or from your use of or reliance on the Site. Our total liability to you for any claim relating to the Site is limited to one hundred Canadian dollars (CAD $100). Nothing in these Terms limits liability that cannot legally be limited, or rights you have under consumer protection law that cannot be waived.
12. Indemnity
To the extent permitted by law, you agree to indemnify and hold us harmless from claims, losses and reasonable legal costs arising from Your Content or your breach of these Terms.
13. Ending your use
You can delete your own posts at any time and may ask us to close your account by emailing gparker-projects@gmail.com. When an account is closed we may keep comments that are part of other people's discussions but will remove your username from them on request. Sections 3, 5 (for retained copies), 8, 10, 11, 12 and 15 continue to apply after your account is closed.
14. Changes to these Terms, and our record of your agreement
We may update these Terms. The version number and effective date at the top will change, and if the change is material you will be asked to review and accept the new version before you can continue using your account. If you don't accept, you can stop using the Site and ask us to close your account.
Each time you accept these Terms, we record the version accepted, the date and time, your username and email address, the IP address you connected from and your browser's user-agent string, and your confirmation of age. We keep these records, including after an account is closed, as evidence of the agreement.
15. Governing law
These Terms are governed by the laws of British Columbia and the federal laws of Canada that apply there. Disputes will be resolved in the courts or tribunals of British Columbia, unless the consumer protection law of your province or territory gives you the right to bring a claim where you live.
